How to Scrub Concrete Floors
Select a conservative process for polished, sealed, coated or unfinished concrete.
Identify the concrete finish first, remove abrasive dry soil, test a compatible pad or brush and low-foam cleaner in an inconspicuous area, scrub at controlled pressure, and verify full water recovery. Polished and coated surfaces require especially conservative treatment.
Classify the surface
Polished concrete relies on a refined surface and may have a guard. Sealed concrete depends on a topical product. Epoxy and other coatings follow their own manufacturer instructions. Bare concrete remains more porous and textured.
If maintenance records are missing, visual appearance alone may not identify the treatment. Use a small test and consult the floor or coating provider before aggressive work.
Remove grit before wet cleaning
Concrete often carries sand and grit that can become abrasive under a pad. Sweep or vacuum thoroughly, including joints and edges.
Oil, tire marks and food soils need different chemistry. Choose from the soil and label-approved surface rather than a generic 'industrial strength' claim.
Choose contact and recovery
A soft or moderate pad may protect polished or coated surfaces. A suitable brush may reach textured bare concrete, but more aggression is not automatically safer or faster.
Joints, pits and texture interrupt the squeegee seal. Plan slower passes, blade inspection and spot recovery rather than assuming the floor will be dry in one pass.
Judge the test area
After drying, inspect gloss, color, coating integrity, residue and traction. A wet floor can hide haze or damage.
Change one variable at a time—pad, pressure, dilution or dwell—so the cause of the result remains clear.
Read the concrete before selecting the cleaning system
Concrete may be bare, polished, sealed, painted, densified, or coated with epoxy or another system. Those finishes change what chemistry and abrasion the floor can tolerate. Identify the surface treatment and consult its care instructions before choosing a brush, pad, detergent, or aggressive cleaning process. If the finish is unknown, test in an inconspicuous area and begin conservatively.
Texture and condition also influence the attachment. A pad can clean a smooth surface efficiently, while a suitable brush may reach low points in broom-finished or lightly textured concrete. Cracks, spalling, loose coating, exposed joints, and oily contamination deserve attention before machine cleaning. A scrubber cleans soil; it does not repair a failing surface or make hazardous contamination safe.
Prepare the area and manage the soil
Sweep or vacuum loose abrasive debris first. Remove packaging, wire, fasteners, labels, and other objects that can damage a squeegee or become caught in the deck. Isolate the work zone, identify drains and sensitive equipment, and address spills using the facility's approved procedure. Some industrial residues require specialized handling rather than ordinary floor detergent.
Use a low-foaming solution compatible with automatic scrubbers and the concrete finish. Measure the dilution according to the label. For embedded soil, use permitted dwell time and a controlled scrub pass, keeping the surface wet without flooding cracks or adjacent areas. Slower travel or a second pass may be more effective than immediately switching to a highly aggressive brush or chemical.
Recover, inspect, and refine the process
Use overlapping straight passes and allow the squeegee to remain over the solution path. On uneven concrete, watch for water remaining in depressions that the blade cannot follow. Cross-direction passes may improve coverage where the surface permits, but standing water may still need a separate approved pickup method. Stop if the machine scatters debris, produces excessive foam, or cannot recover the applied liquid.
After drying, inspect for uniform cleanliness, residue, dulling, or coating damage. Adjust one variable at a time—attachment, dilution, dwell, travel speed, or passes—so the outcome is repeatable. Rinse the recovery system and clean the brush or pad promptly, especially after oily or heavily soiled areas. Record the method for that floor rather than assuming it applies to every concrete surface.
High-traffic concrete rarely soils uniformly. Loading docks, entrances, production lines, and parking transitions may need different attachments or frequencies from protected interior lanes. Divide the route into soil zones and set methods for each one. This avoids overworking lightly soiled areas merely because the most difficult section requires a stronger process.
